Mold Services

General Home Inspection

This inspection involves a non-invasive evaluation of a residential property’s visible and readily accessible components. We’ll provide a detailed report of our findings within 24 hours that will clearly explain the condition of each area of the home, including any defects that we may have encountered.

Pre-Listing Inspection

This inspection is designed to take place prior to a prospective seller putting a home on the market. We’ll evaluate the home comprehensively so that you have a clear idea about the property’s strengths, weaknesses, and any defects. You’ll then be able to make repairs as necessary before the home is listed, and you’ll be able to inform prospective buyers of any issues to keep things honest—saving yourself from stalled negotiations when the buyer’s own inspection yields nothing unexpected.

Wind Mitigation Inspection

It’s essential that Florida homes are built to endure the high winds that often accompany inclement weather. This inspection will identify what measures have been taken for mitigating wind damage to a home and provide recommendations for what sort of additional protection may be needed. When a home is sufficiently protected from wind damage, numerous insurance credits are typically available through the Florida state government.

4 Point Inspection

A 4 Point Inspection is a good idea to schedule before you buy a home because it will let you know if the home is likely to qualify for an insurance policy. Most insurers require a home to meet certain minimum property standards, and this inspection will make sure that the home doesn’t fall short. We’ll evaluate four primary areas of the home: the roofing, HVAC, electrical, and plumbing systems.

New Construction Inspection

When the builders are finishing up their work on your new home, it’s a good time to schedule a New Construction Inspection. We’ll evaluate the completed structure and most installed mechanical systems, looking for any issues that may need to be addressed before the builders leave the site so that you can be sure you’re getting the most from your investment.

Loan Draw Inspections

This inspection is meant to help ensure that a residential construction project stays compliant with the terms agreed upon with the bank throughout the entire process. We’ll arrive at several times during the build to make sure that the materials stored on site are in accordance with the original budget and that the projected timeline hasn’t changed.

Re-Inspections

This inspection is for prospective homebuyers who need one or more components in a home re-evaluated after they were found to be faulty during our original inspection. Once the seller has confirmed that repairs have been made, we’ll return to the property to make sure that the component is functioning as intended and poses no other issues.

Mold Testing

As a certified mold assessor, owner and inspector JJ Johnson is an excellent resource for determining whether or not your prospective home is safe from the structural damage and adverse health effects that mold can cause. The home will be carefully assessed for evidence of moisture intrusion and mold growth, evidence that is often invisible to the untrained eye. If mold is positively identified, JJ can then provide instructions for remediating the problem.
